The LaCenterra IV Parking Structure was built to accommodate just under 350 vehicles and 7,500 sq. ft. of retail storefront at street level. Blending the uptown style and old town charm of LaCenterra at Cinco Ranch in Katy, Texas, the destination offers upscale shopping, dining, and entertainment in a relaxed Main Street-style setting.

From the LaCenterra Parking Structure’s design development, Legacy Precast was involved early on with the developer and contractor to design, manufacture, and install the all-precast concrete building systems. Installation of the project included the use of a 250-ton crawler crane for the duration of the project, completing erection in 9 weeks.

This three-bay wide, five level structure has 132,000 sq. ft. of suspended double tees and 536 pieces of precast prestressed concrete. It features typical precast products and systems, such as: field-topped double tees, cast-in thin-brick in the columns, spandrels, and wall panels, and a speed ramp with an integral trench drain to expedite traffic flow and improve drainage of the structure.

Proper detailing and waterproofing of the precast concrete double tee floor system in the parking garage allows for a dry and conditioned space to accommodate the restaurant below. By utilizing the versatility of precast, this project was completed on time and on budget, while architecturally complementing the existing community.
