Project Overview:
The Springdale Green Parking Garage is a high-end, multi-functional parking structure designed to complement a modern office development in Austin, Texas. The trapezoidal garage accommodates 2,300 vehicles across eight levels, while integrating two-level shell spaces on the ground floor, intended for future retail, conference, and meeting areas. These spaces are protected by a durable sandwich topping slab, ensuring long-term functionality and adaptability.

 

• 2,300-car capacity across eight levels
• Two-level ground floor shell spaces for future mixed-use functionality
• 700,000 sq. ft. of elevated deck, built with 1,000+ double tees
• Completed in just 15 months from engineering to final precast installation

 

The garage’s unique and complex geometry required customized precast concrete solutions, balancing functionality, structural integrity, and aesthetic cohesion.

To meet the non-orthogonal, irregular layout of the Springdale Green campus, Coreslab Structures implemented highly specialized precast components, including:

 

• Skewed Double Tees – Essential for accommodating the trapezoidal building layout
• Curved Corners & Radiused Elevator Walls – Achieved with custom-shaped precast elements
• Round Columns & Bullnose Spandrels – Seamlessly integrate with the adjacent office architecture
• Formliner Details, Acid-Etch Finishes & Metal Cladding – Enhance the visual sophistication of the structure

 

By leveraging precast concrete’s adaptability, the design team was able to:

 

• Optimize the structure for future expansion with ground-level multipurpose spaces
• Ensure rapid, efficient construction while maintaining high-end aesthetics
• Create a seamless architectural transition between the garage and office campus
• The ability to quickly erect the precast elements was critical to meeting an unbreakable deadline, ensuring the Red Raiders could open the season in their newly upgraded stadium.
