Project Overview:
The Texas A&M School of Medicine Student Housing Parking Garage was designed to provide essential parking for students living in the new 19-story Life Tower in Houston’s Medical District. With limited land availability and high development costs, the design team took an innovative vertical approach, constructing a 14-story, all-precast concrete parking structure—one of the tallest of its kind.
- 1,443-vehicle capacity across 14 levels
- Fully precast concrete system for durability & efficiency
- 20’ tall first floor with future rooftop amenity deck
- Completed ahead of schedule despite a highly congested construction site
The use of precast concrete was essential in overcoming space constraints, ensuring rapid installation, and delivering a structurally sound, cost-effective solution for the growing student population.
Innovative Precast Solutions:
Legacy Precast was involved early in the design phase, developing precast models and engineering solutions to accommodate the complex structural needs of this high-rise garage.
- Three-bay-wide structure to maximize capacity on a small footprint
- Over 1,000 NMB Splice Sleeve connections for seamless integration of shear walls and columns
- The largest shear wall component featured 86 Splice Sleeve connections into the foundation
- Precast erection was completed ahead of schedule, despite tight site constraints
