Description

The East Lookout Parking Garage is part of a campus expansion for Lookout Plaza One in Richardson Texas. Grupo Haddad purchased the former Samsung Campus. As part of the campus renovation and upgrade the owner realized a need for additional parking. John Schwab with Spannbeton, a PCMA associate member connected Legacy Precast with the owner to develop the project with their EOR, 2CMD Inc. The parking garage accommodates over 400 vehicles in the two-bay wide, five level structure with 423 pieces of precast and 121,000 sq. ft. of suspended double tees.

 

From schematic design in early 2019, Legacy Precast worked with the project team for several months to develop a cost effective precast parking structure to meet the needs of the owner and the City of Richardson building standards, which included the use of cast in thin brick, an architectural mix design, reveals and sandblasting. The project was manufactured in the first and second quarter of 2020, with installation in June and July of 2020. As negotiated in early 2019 during schematic design, the project was delivered on time and within budget.

Key design features

Include the use of architectural precast concrete with cast in thin brick, reveals and a sandblast finish, which met the stringent design guidelines for the City of Richardson. Typical precast products and systems, such as: field topped double tees provided a uniform and consistent field installed concrete topping, which eliminated over 20,000 lineal feet of caulking and maintenance of double tee joints for the owner. In addition, the field topped double tee system improved the user experience for a smooth ride by eliminating the caulk joint bumps every twelve feet.

Innovations or accomplishments using precast concrete

By teaming with Legacy Precast early in the process, the owner was able to control their schedule and total costs by simplifying the overall structure and procuring the precast project directly from Legacy Precast.
